TRUSTEE'S NOTICE OF SALE OF REAL ESTATE
Notice is hereby given that for default in payment of the debt secured by the Deed of Trust from Robert H. Wood, II and Pallie Ann Ingram to Thomas H. Copeland, Trustee, dated August 28, 2008, and recorded in Record Book 114, Page 399, Register's Office of Cannon County, Tennessee, the undersigned, as Trustee, at the request of Traders Bank, formerly known as Traders National Bank, the owner and holder of said debt and pursuant to the authority of the Deed of Trust, will sell at the front door of the Cannon County Courthouse located on Courthouse Square in Cannon, Tennessee, on May 22, 2014 at 10:00 a.m. local prevailing time to the highest bidder, for cash, the following property located in the Third (3rd) Civil District of Cannon County, TN:
Beginning on an iron pin at the east margin of Bradyville Public Road at Swider SW corner, running thence S 71 deg. 27' 20" E 356.89 feet to an iron pin; thence S 69 deg. 43' 29" E 150.55 feet to an iron pin; thence S 72 deg. 20' 19" E 270.37 feet to an iron pin; thence S 72 deg. 10' 44" 337.90 feet to an iron pin; thence S 81 deg. 39' 47" E 69.73 feet to an iron pin; thence S 73 deg. 28' 38" E 233.11 feet to an iron pin; thence S 76 deg. 05' 17" E 163.75 feet to an iron pin; thence S 48 deg. 28' 36" E 25.09 feet to an iron pin; thence S 75 deg. 59' 24" E 120.54 feet to an iron pin; thence N 88 deg. 37' 32" E 1207.42 feet to an iron pin; thence S 05 deg. 37' 52" W 458.05 feet to an iron pin; thence N 81 deg. 27' 08" W 1371.74 feet to an iron pin; thence N 72 deg. 30' 30" W 1585.53 feet to a P.K. nail set at the east margin of Bradyville Public Road, thence with Bradyville Public Road N 11 deg. 47' 09" E 175.12 feet to an iron pin, the point of beginning, containing 20 acres, more or less, according to survey by Tom B. Thaxon, R.L.S. #105, on July 25, 1996.
Being the same property conveyed to Robert H. Wood, II, by deed of record in Record Book 84, page 295, Register's Office of Cannon County, Tennessee.
THE PROPERTY ADDRESS: 20 acres +/- off of Bradyville Road, Readyville, Tennessee
This sale will be subject to all unpaid taxes, along with any other applicable easements, restrictions, and prior liens or mortgages, if any. Said sale shall also be subject to any statutory rights of redemption of any governmental agency, state or federal, as well as any priority created by fixture filing; and subject to any matter that an accurate survey of the premises might disclose.
This is an attempt to collect a debt, and any information obtained will be used for that purpose. This communication comes from a debt collector.
If the highest bidder is unable to comply with the terms of the sale, I reserve the right to proceed to the next highest bidder able to comply or re-advertise, if I so choose. The terms and conditions of the sale are subject to any other announcements which may be made at the date of sale. The right is reserved to adjourn the day of the sale to another date certain, without further publication, upon announcement at the time set above.
Proceeds of the sale shall be applied as provided for by the terms of the Deed of Trust. Said Deed of Trust is made a part hereof as if copied verbatim.
